We last updated our booking terms and conditions on 26th January 2026 and they will apply to all confirmed bookings created on or after this date and supersede all previous versions.
Please ensure you read and fully understand these terms and conditions. If anything is unclear, please contact us so we can clarify to avoid any misunderstandings.
Terms & Conditions
- Bookings A contract between you, the guest, and the owner will come into effect when payment is received, and a booking confirmation email is issued showing the confirmed holiday dates. Until this time, any booking should be considered as pending.
We reserve the right to refuse a booking without giving a reason. - Booking termination We reserve the right to terminate your rental agreement with immediate effect where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others. You’ll be asked to leave the property, without any refund of the rental amount paid.
- Lead guest The contract binds you (the lead guest) responsible to ensure that all members of your group accept these terms and conditions. You must be over 18 years of age to make the booking.
- Children and pets: please keep children and pets well supervised at all times.
- Speed limit: A strict maximum speed limit of 5mph should be adhered to on the site and access roads at all times.
- Security: No caravans should be left unoccupied overnight without prior agreement with the site owners, in which case you may be asked to move it to another area. You are responsible for the security of your own belongings at all times.
- Payment Full payment is payable upon booking for online bookings. Caravan club members may pay on arrival (cash or bacs) but our preference is for payment in advance.

- No refund – Cancellation less than 14 days before your stay *
- Force majeure and adverse weather We regret that we cannot refund any last minute cancellations in the event of force majeure or adverse weather, although every effort will be made to ensure your stay is possible and as comfortable as possible during extreme weather events or other force majeure.
- Costs and charges The nightly rate is as follows: £25/night with electric hook up
- £15/night without electric hook up
- All prices quoted include VAT where applicable. A VAT invoice can be provided on request after booking.
- Check in/out times to allow time for changeover between campers, please arrive after 12 midday on your arrival date and depart before 12 midday on your date of departure. Failure to observe these times may result in you being charged an additional night’s stay.
- Condition of property & checkout Please treat the campsite with due care so that future guests may continue to enjoy it. If you notice something is missing or damaged, please notify us immediately so we can take appropriate action. If any damage or breakage is caused by you during your stay, please notify us before departing. Please take particular care to sort your rubbish into the appropriate bins and to leave the bin and water areas clean and tidy after use.
Fireworks, Chinese lanterns and outdoor candles are strictly prohibited. Barbeques and firepits may be used on the gravel area by the picnic bench but must be supervised at all times whilst lit and cleared away first thing the following morning, once cool.
Chemical toilets must only be emptied at the designated disposal point, which must be left clean and tidy at all times for the enjoyment of all visitors. - Pets Well behaved pets are welcome. We ask that you keep them under close control when outside your caravan. We have our own dogs, horses, chickens and wild birds and we are a working farm so there will be farm machinery around outside the campsite. Please take care when walking around the farm and keep dogs under control around other animals.
- Nuissance & Noise You must respect neighbours and make every effort to keep noise and disturbance to a minimum, especially in the evenings, night and early morning (between 10pm-8am). Please keep outdoor noise down within these hours (no outdoor speakers or excessive noise). You will ensure no illegal activities are undertaken by any guests or visitors within your group during your stay.
- Guest Responsibility & Indemnity You, the lead guest, and your group are responsible for any loss, theft, breakage, or damage caused by your deliberate act, negligence, or that of any person in your group. You agree to indemnify us in full for any resulting costs, expenses (including professional fees if incurred), or claims.
- Limit of liability We will not be responsible, nor liable to you, for any events outside our reasonable control, such as issues with the foul drainage point, plumbing, wiring, temporary invasion of pests, farm work, damage resulting from exceptional weather or other unforeseeable circumstances.
We have compiled the information on our Website as accurately as possible. However, facilities may be altered or withdrawn for reasons outside our control, in which case we cannot accept responsibility.
The contract to occupy the campsite is made on the basis that the Campsite is to be occupied by you and your group for leisure purposes only.
We accept no responsibility for personal injury to, or death of, you, your group or anyone you invite to the Property, or loss of or consequential loss or damage to their property, or for other matters over which we have no control.
If either you or we fails to comply with these terms and conditions you or we will be liable (only) for losses which are a foreseeable consequence of the failure to comply with the applicable terms. Losses are foreseeable where they were contemplated by you and us at the time you made the booking.
Nothing in these terms and conditions will limit our liability to you where it would be unlawful to do so. This includes liability for death or personal injury caused by our negligence or the negligence of our or our employees, agents or subcontractors, or for fraud or fraudulent misrepresentation.
- Complaints if, at any time during your stay, you feel there are reasonable grounds for complaint, please contact us immediately so that appropriate action can be taken to remedy the issue. No complaints will be considered after completion of your stay unless they were raised at the time.
Other helpful information is within the wee hut at the campsite on your arrival.
